DDMPR Weekly Chart as of August 15, 2025 showing close at ₱1.05 below 8- and 20-MA, hugging the 50-MA near ₱1.05.
Weekly candlestick chart of DDMP REIT Inc. (DDMPR) with moving averages and key support-resistance levels.

1️⃣ Weekly Chart Snapshot

Date: August 15, 2025
Stock: DDMP REIT Inc. (DDMPR)
Exchange: PSE
Timeframes: Weekly (primary), Daily (supporting)
Closing Price: ₱1.05
High / Low: ₱1.07 / ₱1.04
Volume (9wk avg ref): ~14.13M
8‑MA: ₱1.07
20‑MA: ₱1.06
50‑MA: ₱1.05
200‑MA: ₱1.29

Ano ang nagbago mula July 13, 2025 review (week of July 11):
• Close mula ₱1.07 → ₱1.05 (light fade).
• Price ngayon below 8‑MA at 20‑MA, dikit sa 50‑MA (noon ay halos kahilera/above short MAs).
200‑MA nag-slide pa sa ₱1.29 (dating ~₱1.31) – long-term downtrend pa rin.
• Range pa rin sa ₱1.04–₱1.08; walang decisive breakout.

2️⃣ Hybrid 10-Step Strategy Evaluation

Step 1: Market State & Trend Context
➡ Verdict: WAIT
✅ Score: 5/10

Step 2: Price Position & Value Zones
➡ Verdict: HOLD / SCOUT NEAR ₱1.03–₱1.05
✅ Score: 6/10

Step 3: Power Bars, Price & Volume
Walang green power bar; tight bars lang at average volume. Walang clear momentum edge.
➡ Verdict: WAIT FOR STRENGTH
✅ Score: 5/10

Step 4: Entry Confirmation (Tech + Fundamentals)
Tech trigger na gusto natin: break above ₱1.08–₱1.10 with volume or strong bounce off ₱1.03–₱1.05.
➡ Verdict: TACTICAL BUY ONLY ON DIP OR CONFIRMATION
✅ Score: 6/10

Step 5: Stop-Loss Policy (Thesis Violation)
Hard stop below ₱1.00 (psych + swing structure). Tighten if daily closes <₱1.03.
➡ Verdict: SET HARD STOP
✅ Score: 8/10

Step 6: Color Change Signals
Kailangan ng malinaw na green close above ₱1.07–₱1.08 to flip short-term tone. Wala pa.
➡ Verdict: WAIT FOR COLOR CHANGE
✅ Score: 5/10

Step 7: Profit-Taking via Valuation/Growth Cycles
Targets intact: ₱1.15 / ₱1.20 / ₱1.25 kapag may breakout confirmation.
➡ Verdict: TRIM INTO RESISTANCES
✅ Score: 6/10

Step 8: Re-Entry Plans
Re-enter on supportive dips ₱1.02–₱1.04 if buyers show up; otherwise let it base. Limit re-entries.
➡ Verdict: ALLOW ONE TEST RE-ENTRY ONLY
✅ Score: 6/10

Step 9: Position Size Planning
Stay small habang walang breakout; core builds only after regaining 20‑MA and taking ₱1.10.
➡ Verdict: SMALL FIRST, ADD ON BREAKOUT
✅ Score: 7/10

Step 10: Ethical & Counter-Trend Considerations
REIT, Shariah-screened list reference; counter-trend buys only on steep dips + strict stops.
➡ Verdict: ALLOW SMALL ETHICAL TEST BUY ON SUPPORT
✅ Score: 6/10

🧮 Total Score: 60/100
(Last review est.: 62/100 — bahagyang bumaba dahil price slipped under 8/20‑MA at walang power bar.)

4️⃣ Next Steps (Tactical Plan)

📌 Entry Price Ranges: Test buys sa ₱1.03–₱1.05 kung may intraday support; add only on breakout > ₱1.10 with volume.
📌 Stop-Loss Level: Hard stop below ₱1.00; tighten to <₱1.03 kung weak closes.
📌 Target Prices: ₱1.15 → ₱1.20 → ₱1.25 staged trims.
📌 Add/Trim Plan: Add small on regain of 20‑MA and close ≥₱1.10; trim 25–30% each target.
📌 Position Strategy: Small size muna; convert to moderate only after confirmed breakout.

5️⃣ Updated Layered Accumulation Plan (₱30,000 Allocation)

Goal: conservative build habang naghihintay ng confirmation; leave cash buffer.

Layer 1 – Tactical Test Buy: ₱1.05, 1,000 shares (~₱1,050 + fees). Rationale: tagiliran ng 50‑MA, near support. Allocation: ~₱1,100 (~4%).
Layer 2 – Support Probe: ₱1.04, 1,000 shares. Rationale: dip toward value band; add only if buyers show. Allocation: ~₱1,090.
Layer 3 – Deep Support Contingency: ₱1.02, 1,000 shares (optional). Rationale: final test near structure. Allocation: ~₱1,070.
Layer 4 – Confirmation Add: ₱1.10, 1,000 shares upon strong close. Allocation: ~₱1,120.
Layer 5 – Breakout Add: ₱1.15, 1,000 shares only if volume > 20‑wk avg. Allocation: ~₱1,160.

Planned Capital Used: ~₱5,540–₱5,600 (≈19% of ₱30k)
Cash Buffer: ~₱24k for flexibility and risk control.
Why small? Sideways-to-soft bias; we pay up only on confirmation.

  • May decisive breakout confirmation (₱1.10–₱1.15+ with volume).

6️⃣ Updated Phased Exit Plan

Stage 1 – ₱1.15: Exit 25–30% to lock early gains and reduce risk near resistance.
Stage 2 – ₱1.20: Exit next 25–30% as price tests higher band.
Stage 3 – ₱1.25: Exit 25–30% into strength; trail remainder if momentum persists.
Stage 4 – Runner: Hold last 10–15% only if price holds above ₱1.20 post-breakout; otherwise close.

Hard Stop Reminder: Full exit on weekly close under ₱1.00 or decisive breakdown of support with volume.

7️⃣ Final Trade Recommendation: HOLD / WAIT TO ADD

Recommendation: Maintain small, tactical exposure only ₱1.03–₱1.05; add only on confirmed breakout above ₱1.10 with volume.
Risk Management: Hard stop below ₱1.00; tighten to <₱1.03 if weakness persists.
Profit Strategy: Trim at ₱1.15 / ₱1.20 / ₱1.25; trail remainder.
Position Size Strategy: Small to start; scale to moderate after 20‑MA regained and ₱1.10 cleared.

8️⃣ Closing Reflection

Trade Simulation Update

Allocation Now: Small tactical exposure only (max 5,000 shares plan; may remain unfilled).

Quick Hatol: Sideways-soft; hintay sa ₱1.10 confirmation bago dagdag.

Source: PSE Circular CN-2025-0001, “Updated List of Shariah-Compliant Securities,” issued January 8, 2025, covering the period ending December 25, 2024. Screening conducted by IdealRatings, Inc. and published by the Philippine Stock Exchange (www.pse.com.ph).

📌 Objective:

To generate passive income from a selection of halal-screened REITs and dividend-paying companies that pass ethical and Shariah filters.

🏢 Selected REITs & Dividend Stocks

After screening for Shariah compliance, business model alignment, and dividend sustainability, the following REITs made it into this dividend-focused portfolio:

🌿 CREIT (Citicore Energy REIT) — ₱50,000

✔️ 100% green energy REIT
✔️ Shariah-compliant by structure
✔️ Solid yield, steady lease terms, ethical exposure
This is our cleanest and most halal-aligned income source. ✅

🧱 Layered Accumulation Plan – ₱50,000 Capital

Trading Capital: ₱50,000
Board Lot: 1,000 shares
Target No. of Layers: 5
Allocation per Layer: ~₱9,900

📍 Layer 1 – ₱3.44

  • Buy 1,000 shares = ₱3,440

  • Rationale: Bounce from recent support above 8-MA; good for initial exposure.

📍 Layer 2 – ₱3.36

  • Buy 1,000 shares = ₱3,360

📍 Layer 3 – ₱3.30

  • Buy 1,000 shares = ₱3,300

  • Rationale: Core position zone, exact sa 20-MA (₱3.28 area). Long-term value zone.

📍 Layer 4 – ₱3.22

  • Buy 1,000 shares = ₱3,220

  • Rationale: Pre-emptive buy near long-term 200-MA (₱3.20). Critical layer for conviction holders.

📍 Layer 5 – ₱3.15

  • Buy 1,000 shares = ₱3,150

  • Rationale: Final support catch; bounce area at 50-MA. If violated, stop-loss may trigger.

Total Accumulated Shares: 5,000
Total Estimated Cost: ~₱16,470 (avg) × 3 = ₱16,470 × 3 = ₱49,715
Remaining Cash Buffer: ~₱285 (for fees or high-risk tactical entry)

🎯 Strategy Insight: Gradual pyramid toward long-term conviction base.

🎯 Phased Exit Plan – ₱50,000 Capital

Total Shares (Target): 5,000
Exit Method: Tiered Profit-Taking + Trailing Remainder

📤 Target 1: ₱3.80

  • Sell 1,000 shares = ₱3,800

  • Minor resistance. First partial exit to recover capital and reduce exposure.

📤 Target 2: ₱4.00

  • Sell 1,000 shares = ₱4,000

  • Psychological round level. Profit lock-in for midterm valuation.

📤 Target 3: ₱4.20

  • Sell 1,000 shares = ₱4,200

  • Stretch target from past REIT swing zones. Possible resistance at higher fib zones.

📤 Target 4: ₱4.50 (or trail above ₱4.20)

  • Sell 1,000 shares = ₱4,500 (or trail)

  • Optional exit or transition to trailing stop if breakout continues.

📤 Target 5: Hold remaining 1,000 shares, trailing stop at 20-MA

  • Let winners ride; secure profits along the way but keep exposure for upside.

Estimated Exit Value if All Targets Hit:
₱3,800 + ₱4,000 + ₱4,200 + ₱4,500 + trailing ~₱4,400 = ₱20,900+

💼 Goal: Maximize upside while trimming steadily. Ride the trend, protect gains. Remaining shares act as “dividend core” for passive income.

✅ Final Recap – CREIT ₱50K Strategy

  • Start accumulating from ₱3.44 down to ₱3.15, layered across 5 support zones

  • Use trailing exits to benefit from trend rallies

  • Stop-loss below ₱3.15, invalidate thesis pag binasag ang 50-MA support

  • Total capital used: Almost full ₱50K deployed with flexibility

  • Good fit for: Halal Dividend Portfolio / Shariah REIT Strategyn

🏢 MREIT (Megaworld REIT) — ₱40,000

✔️ Office-focused REIT from the Megaworld Group
✔️ High-yielding, strong lease profile
Ethically aligned with good quarterly payouts. 📦

📚 Upgraded Layered Accumulation Plan (₱40,000 Capital | 1 Board Lot = 100 shares)

💡 Strategy Overview
We’re maintaining a two-layered structure: one Tactical Entry for short-term momentum, and one Core Entry for long-term dividend-focused positioning. With the increased capital, we’ll scale position sizes while maintaining prudent risk management.

🎯 Allocation Objective:
Build a sustainable position over time, with room for re-entry or rotation depending on how price reacts to resistance zones.

1️⃣ Layer 1 – Tactical Entry

  • Price Zone: ₱13.60

  • Board Lots: 4 lots (400 shares)

  • Estimated Capital: ₱5,440

📌 Tactical entry at mid-range zone just above support, meant for quick reaction to near-term strength or pullback stability.

2️⃣ Layer 2 – Core Entry

  • Price Zone: ₱13.10 (in case of deeper dip or backtest of demand zone)

  • Board Lots: 8 lots (800 shares)

  • Estimated Capital: ₱10,480

📌 Core layer positioned near strategic support for a longer-term dividend and value play.

3️⃣ Reserve Layer / Re-Entry

  • Price Trigger: ₱12.80 (only if market overreacts or REITs experience sector-wide dip)

  • Board Lots: 5 lots (500 shares)

  • Estimated Capital: ₱6,400

📌 Strategic buy-the-dip slot reserved for deeper support or panic pullbacks.

💰 Total Allotted Shares: 1,700 shares
💸 Capital Used (Initial Allocation): ₱22,320
💼 Reserve Capital (For Add-on / Fees / Repositioning): ₱17,680

🧭 Phased Exit Plan (Strategic Scaling Out)

🎯 Sell into Strength, Reinforce on Weakness.
Dividend-paying stocks like MREIT benefit from phased profit-taking while keeping a portion to earn yield.

1️⃣ Target 1 – Tactical Profit Trim

  • Sell Price: ₱14.80

  • Shares to Sell: 300 shares

  • Reason: First profit zone; partial unwind of tactical layer to lock early gains.

2️⃣ Target 2 – Core Profit Zone

  • Sell Price: ₱15.20

  • Shares to Sell: 400 shares

  • Reason: Hits next resistance cluster; secure mid-term capital gain while holding balance.

3️⃣ Target 3 – Final Review or Hold for Yield

  • Sell Price: ₱15.80 or higher

  • Shares to Sell: 400 shares

  • Action: Either complete the cycle or retain for long-term dividend reinvestment.

🌀 Remaining Shares (600):
Flexible—can be recycled into new pullbacks or held long-term for stable dividend income.

🧮 Summary Snapshot

  • Entry Zones: ₱13.60 / ₱13.10 / ₱12.80

  • Exit Zones: ₱14.80 / ₱15.20 / ₱15.80+

  • Board Lots Strategy: 4 (Tactical) + 8 (Core) + 5 (Reserve)

  • Cash Reserve for Adjustments: Php17,680 out of Php40,000

  • Dividend Play: Active hold for reinvestment possible if no major resistance breach

This upgraded plan is designed for patient accumulation with dividend reinvestment in mind, while still allowing tactical trims to ride near-term momentum. Pang steady kitaan nga talaga, gaya ng sabi ng inyong Batangueñong retail stock trader.

🏬 PREIT (Premier REIT) — ₱30,000

✔️ Smaller cap REIT with consistent dividends
✔️ Shariah-friendly operations in the retail and warehouse space
May not be big, but reliable and clean. Perfect pang-diversify. 🛒

🔁 Upgraded Layered Accumulation Plan

(₱30,000.00 Capital | 1 Board Lot = 1,000 Shares)

🔹 Layer 1 – Tactical Test Buy (₱2.25)
📦 2,000 shares × ₱2.25 = ₱4,500
🎯 Entry kung may green candle with bounce sa ₱2.20–₂.25 zone

🔹 Layer 2 – Strategic Core Add (₱2.15)
📦 3,000 shares × ₱2.15 = ₱6,450

🔹 Layer 3 – Deep Value Buy (₱2.00)
📦 5,000 shares × ₱2.00 = ₱10,000
🎯 Add kung magkaroon ng deeper correction with volume-based recovery

🧠 Objective: Sumabay sa momentum kung breakout confirmed

🔹 Layer 5 – Confirmation Layer (₱2.45)
📦 1,000 shares × ₱2.45 = ₱2,450
🧠 Objective: Pangdagdag ng confidence sa confirmed uptrend

💰 Total Potential Capital Deployment: ₱30,450

📤 Upgraded Phased Exit Plan

Guided by breakout resistances at ₱2.50, ₱2.65, at ₱2.85.

🔸 Target 1 – ₱2.50 (Short-Term Resistance)
🎯 Trim 30% of total position
🧠 Objective: Take early profit sa unang bounce zone

🔸 Target 2 – ₱2.65 (Next Swing High)
🎯 Trim another 30%
🧠 Objective: Lock-in gains habang approaching possible ceiling

🔸 Target 3 – ₱2.85 (Overextension Zone or Breakout Rally)
🎯 Sell remaining 40%
🧠 Objective: Fully exit or trail stop if momentum continues

Optional:

✅ Rationale

Bakit REITs at dividend-paying stocks?

✔️ Shariah-screened exposure to real estate and leasing
✔️ Predictable income stream for spiritual and financial resilience
✔️ Diversification across property types (green energy, office, retail, warehouse)
✔️ Ethical cashflow source for Muslims and conscious investors alike

This is for those who want income without guilt, earnings without interest, and rizq na tahimik.

💰 Suggested Capital Allocation

💚 CREIT – ₱50,000
🏙️ DDMPR – ₱30,000
📈 MREIT – ₱40,000
🛍️ PREIT – ₱30,000
🏢 RCR – ₱50,000

Balanced, diversified, and spiritually safe. We aim to receive dividends with peace of mind, not anxiety over haram exposure.

🌱 Final Reflection

Passive income isn’t just about money working for you.

The Shariah-Compliant Dividend / REIT Portfolio is one of the most powerful proofs that
📉 investing doesn’t have to be greedy
📈 and income doesn’t have to be dirty.

Because truly—

"Subok ng Puso, Hindi Lang ng Strategy."
